RENTAL REGULATIONS

Introduction

The general conditions mentioned below constitute an integral part of the tourist rental contract stipulated between you and Real Estate Management GAMMA.

Price

Published prices are weekly, with a minimum stay of 4 nights, as well as for long-term rentals. Prices include water, electricity, butane gas, bed linen (sheets and towels for the number of tenants but NOT the change), as well as VAT.

Booking and Payment Conditions

You can make the reservation by telephone, email or in person directly at our office.

Payment Method

Payments will be made by bank transfer to the current accounts in the name of Laura J. CORBAL BAILLY:

Payment Notification

Payments will be notified to the company by email to info@inmogamma.net specifying the following information:

  • Full name of the reservation holder

  • Rental dates

  • Name of the property

  • Number of people

  • Copy of the transfer

Payment Schedule

  1. First payment: 50% upon confirmation of the reservation

  2. Second payment: 50% upon key delivery in cash or credit card at the office

In case of arrival on a Sunday or holiday, the rental and deposit must be paid before arrival.

Additional Terms

  • Once the reservation is made, cancellation charges apply

  • For reservations of more than 2 months, 1 month of the reservation will be requested

Reservation Cancellation

All cancellations must be made by registered mail. The date of receipt will determine the cancellation charges.

  • 20% of the reservation: 30 days before the reservation or more

  • For reservations of more than 2 months: no refund will be made

In the event that the customer voluntarily abandons the accommodation for any reason or circumstance before the end of the contract, the company is exempted from any type of refund for this reason.

Alternative or Cancellation of Contract by GAMMA

Gamma reserves the right to replace the reserved accommodation with another of similar characteristics in case of serious unforeseen circumstances. In case of force majeure (war, fire, etc…) Gamma may cancel the contract by refunding the total amount paid.

Check-in and Check-out

Check-in

Keys will be delivered from 5:00 PM at our office and only to the person who made the reservation (holder of the transfer).

After 24 hours without any contact from the customer, Gamma Real Estate will consider the reservation cancelled, with no possibility of any refund.

Check-out

Check-out must be before 10:00 AM in the same condition as it was found, clean and tidy, without accumulated garbage. Otherwise a supplement will be charged or in serious cases the loss of the deposit.

Any delay in returning the keys will be penalized with the equivalent of one day's rent.

Security Deposit

A security deposit of €150, €300 or €500 (in cash) will be required upon arrival depending on the type of property and will be returned upon your departure between 8:00 AM and 10:00 AM. Outside those hours a transfer will be sent.

This amount will be used as a guarantee of proper use, conservation of furniture, furnishings and conditions of departure from the rented accommodation.

The customer will have 24 hours to notify any anomaly or defect so that our maintenance team can take care of it immediately.

However, during your stay the maintenance team visits all the properties for any corrections or observations that the customer may need to make.

Conditions of Use

Occupancy

The authorized number of people must be respected. If not, Gamma reserves the right to cancel the contract immediately or request compensation.

Pets

Small domestic pets are allowed.

Waste Management

Garbage should be placed in closed bags in the nearest containers for disposal.

Gas Services

The customer will notify the termination of gas supply so that it can be replenished as soon as possible.

Noise and Coexistence

Due to municipal regulations and for good coexistence and public order, noise is prohibited from 00:00 hours.

Additional Services

Internet access, numbered/private parking, laundry or cleaning services, extra bedding have an additional cost unless stipulated in the reservation and/or contract.

Documentation

All travelers over 16 years old must send a copy of their passport or ID when making the reservation for notification to the Police.

Maintenance of Common Areas

In case of maintenance of common areas such as swimming pool, parking, children's parks… that cannot be used, there will be no right to refund or compensation.

Monthly Rentals

For rentals of more than one month, electricity costs are NOT included.

Competent Forum

The contractual relationship is subject exclusively to the Arbitration Office of Benidorm.
